How does work flow in this system?

Every assignment enters as a card in the “Assignment” column with the client and property details and the appraisal's purpose, then moves to “Inspection”, where field assistants visit the property and upload photos, measurements, and observations as attachments on the card. Then “Analysis”, where the appraiser builds the value using comparables and the appropriate methodology; then “Review” with the senior appraiser, who checks the methodology and figures — if approved, the card moves to “Issuance” to produce the final stamped report and deliver it to the client, and finally “Collection” until the fees are paid.

The Forum is the office's professional memory: a section for the adopted methodologies and valuation standards, a section for special cases requiring professional judgment — rare properties or disputes — where they are discussed and the settled opinion is documented, and a section for market prices and indicators fed by everyone with the transactions they observe. Chat is for quick coordination: scheduling inspections and urgent field questions. Dues posts each assignment's fees: what has been invoiced, what has been paid, and what is late — so the office knows its receivables from banks and institutions as they arise.

Field assistants fill the inspection card from the site, the appraiser builds the analysis on it, and the senior appraiser reviews and returns the card to “Analysis” if anything is missing, or pushes it to “Issuance” if complete. The coordinator receives assignments, distributes them, and follows the “Collection” column with clients. In this order, no report leaves the office without a documented review, and no assignment gets lost between parties.

Field Assistants

Client Coordinator
