How does work flow in this system?
Every appraisal assignment is a card received in “Intake” with the property details, the commissioning party — a bank, an individual, or a court — the purpose of the appraisal, and the required date. It then moves to “Inspection”, where inspection assistants visit the site and upload photos, measurements, coordinates, and the property's condition to the card. In “Analysis”, the appraiser studies market comparables and similar transactions and documents their sources, then writes the “Draft” report with the estimated value and its justification. After the senior appraiser's “Review”, the certified copy is produced in “Issuance” with the appraiser's signature, and the card is closed in “Invoicing” once the fees are collected.
The Forum preserves the firm's methodology: how we handle appraising land with no comparables, or a specialized property like a factory or a hospital — documented professional judgments with their rationale that the team consults instead of reinventing the judgment every time — and a market-data section that collects transactions and prices with their sources, becoming the firm's market memory.
