How does work flow in this system?

Every property is a card that starts in “Listing”, documenting its details from the owner: location, area, asking price, and the marketing authorization. It then moves to “Marketing”, where it is photographed and published on the approved platforms and channels. When buyers get in touch, their appointments are logged and the card moves to “Viewings” with every tour the field agent conducts, documenting the buyer's impression. When a buyer turns serious, it enters “Negotiation” to work through price and terms between the two parties, then “Closing” with the contract signed and the deal completed, and finally “Commission” to document the commission earned and collected.

Chat is the daily viewing-coordination channel: the agent on site requests the key, confirms the client's arrival, or uploads live photos for the team, and the marketing coordinator reports new leads from the ads. Announcements carries the hot opportunities to the team: a new property at a competitive price picked up by one of the agents, or a serious buyer looking for specific specs — so everyone moves before the opportunity escapes the whole office.

Dues manages broker commissions in full privacy: each agent's share of a closed deal, what has fallen due and what has been collected, visible only to the brokerage manager and the share's owner. The brokerage manager reviews the “Negotiation” cards weekly to push stalled deals with a call or a considered concession, and makes sure every property in “Marketing” has fresh photos and an up-to-date ad — so no listing is forgotten and no commission is lost after closing.
